- Q1. Which parts of the country do you cover?
- A. We focus on North London, Hertfordshire, Hemel Hempstead and Northampton. We have been based and operated from within these areas for over 25 years and feel that this is where we can best provide our service.
- Q2. I need to sell, but I do not live in those areas. Can you help?
- A. Over the years we have built a strong network of contacts around the country and may still be able to help you. Please send us your details, and we shall pass them on to the relevant people. You will not be charged anything for this kind of referral and a solution tends to be found suiting what you really need.
- Q3 How quickly can you view my property & is there a charge?
- A. We can usually view your property within 24 hours or whenever is most convenient for you & NO our valuations are absolutely 100% free and without any formal obligation or signing of any documentation. It's an informal meeting to gain a clear appreciation of your situation, which will allow us to help you or how we can give you what you need.
- Q4. How soon can I get my money?
- A. The money can be in your account within 7 to 28 working days OR We will exchange within a week and allow you move out whenever suits you.
- Q5. I need to release funds from my house, but do not want to move. Can I rent the property back?
- A. Yes. In most cases this is possible. We may even be able to come to an agreement where your rent is covered for 6 months and you even receive the money before Completion. Quiet often the rent charged is less that your current mortgage. If you are currently out of work and your house is being repossessed the 'Housing Benefit' may help pay your rent.
- Q5. Do I have to pay any commission or agency fees?
- A. No. There will be no agents involved in the sale. This could result in a saving of £1000's and weeks of delay.
- Q7. How much will it cost me to sell to you?
- A. Nothing. We are NOT estate agents and don't charge a fee, we'll even pay your solicitors bill!
- Q8. My home is being threatened by repossession can you help?
- A. Yes. We can prevent your property being repossessed and allow you to continue living in your home. Your neighbours won't know anything has changed. We can even give you the option to buy it back in 2 to 5 years at a pre-agreed price.
- Q9. Will I need a solicitor?
- A. Yes you will need a solicitor or licensed Conveyancer. You can use your own or we can recommend one for you, either way we'll pick up the bill.
- Q10. What about legal fees?
- A. In some cases, we will even pay your legal fees for you. This is decided on a case-by-case basis, and can be discussed when we visit your property.
- Q12. Will you consider any property?
- A. Yes. Any property, in any condition, will be considered. We see properties in need of work everyday. Don't worry; yours will not be the worst we have come across!!!!
- Q13. What if I own a flat, with only a short lease remaining?
- A. Do not worry about this, we may still consider making a sensible offer.
- Q14. My home is about to be repossessed. Can you help?
- A. Yes. Contact us straight away and we should be able to help and even give you advice about the different options available to you. We had one person contact us @ 6.00pm on a Tuesday and they where due to be repossessed the following day @ 11.00 a.m. We intervened and put a stop to it
- Q15. Will my neighbours find out about my situation?
- A. No. The sale will be totally confidential, we will not put up "For Sale" or "Sold" signs or even publications in the local newspapers.
- Q16. My property is in a poor condition and needs a lot of work, is this a problem?
- A. No. We see properties in poor condition everyday. This is common from disgruntled Landlords
- Q17. My property is tenanted; do you buy properties with tenants in?
- A. Yes. We will buy your property and keep your tenants on.
- Q18. My property has 'Tenants From Hell' who we can't get rid of, are you still interested?
- A. Yes, if you have 'Tenants From Hell' we will buy your property and deal with them at our own expense.
- Q19. Do you buy land?
- A. Yes. We buy land any shape or size with or without planning permission.
- Q20. Will my estate agent mind me selling to you?
- A. Probably. They will be missing out on their 1.5%-2.5% commission! There is no reason why you need to pay an estate agent for NOT selling your house?
(You should check the exact terms of any agreements you have signed).
- Q21. I know someone who wants a fast sale, should I tell you?
- A. Yes, and if you do you could earn yourself a 'Finders Fee' of between £500 to £1000 if we end up buying the property.
- Q22. I'm in no hurry to sell my house and I want to get the best possible price, should I call you?
- A. No. As you will be looking for above market value. We tend to offer a guaranteed quick sale, for this we expect a 5% profit, excluding Costs.
